Over the past several years, aspiring developers of properties at the northwest corner of Rochester and Rt. 19, including the Meeder farm with its iconic red barn, have been unable to reach an understanding with the Township over the extent of roadway improvements that would be needed to accommodate the level of development allowed under the properties’ current CCD-3 zoning designation. Accordingly, at its December 7 meeting, Cranberry’s Board of Supervisors held a public hearing to consider changing the properties’ zoning overlay to a less intense CCD-2. That change would offer a better match for the capabilities of whatever future improvements may be needed to handle anticipated development. The proposed changes would reduce the allowable density of dwelling units per acre, expand the amount of open space, limit the amount of paving and cap the heights of buildings. Final consideration of the changes will take place December 14.
